George Oliver Unveils Plans for Scottsdale-based, Hospitality-Driven Office Campus

Phoenix-based developer George Oliver, in partnership with Ascentris, has announced plans for Arbor Old Town, a transformative luxury office redevelopment in Old Town Scottsdale. Positioned on more than six acres at the intersection of Scottsdale and Indian School roads, the project spans over 360,000 square feet across three buildings and is set to become the area’s first hospitality-driven office campus.

“Arbor Old Town’s buildings have been part of the fabric for decades,” Founder and Managing Partner Curt Kremer said. “This transformation will preserve that architectural legacy while introducing a new vision. It will be a destination that redefines what it means to work in Old Town Scottsdale.”

Arbor Old Town continues the developer’s successful Arbor brand, which debuted in downtown Tempe in 2022. Like its predecessor, Arbor Old Town will feature a biophilic, hospitality-forward design with natural materials, earthy tones, and a focus on seamless indoor-outdoor connectivity.

The redevelopment allows George Oliver to reimagine a three-parcel assemblage into a next-generation office campus that blends modern workplace design with lush, immersive outdoor environments. At the heart of the project will be The Garden, a landscaped central courtyard offering walking paths, lounge areas, fireplaces, a built-in stage, and hanging daybeds, all designed for daily use and special events.

Adding to the unique character of the space, The Sprig—a retrofitted Winnebago café—will serve food, coffee, and cocktails in a casual outdoor setting, while The Botanist at Arbor will provide an indoor social hub with a café and cocktail bar. A holistic wellness center will feature spa-inspired locker rooms, a cold plunge, sauna, and rooms for yoga and meditation.

Arbor Old Town will boast large-format conferencing and collaboration facilities, including a 160-person training room, a podcast studio, a boardroom, and flexible breakout zones. Tenants will have access to a lounge with billiards, digital darts, and a Trackman golf simulator, plus concierge services for event coordination, workplace support, and engagement programming.

“Arbor Old Town represents a paradigm shift in office redevelopment,” said George Oliver Design Lead Architect Jay Sciarani. “It’s not just a renovation, it’s a reinvention of what office space can be when you put wellness, hospitality and placemaking at the core.”

Renovations are already underway at the 4141 building. A collection of move-in ready spec suites is scheduled to begin at the 7272 building in 2025, with delivery expected in early 2026. The full campus redevelopment is slated for completion in Q3 2026.

RSG Builders is serving as general contractor on the project, while Bryan Taute and Spencer Nast of JLL are the exclusive leasing brokers. More information is available at arboroldtown.com.
