Rainbow Road Apartments has officially opened its doors in Phoenix – a new chapter for the city’s Arts District. Constructed by Intersection Development in collaboration with Räkkhaus Studio, the project brings the spirited energy of Mario Kart’s iconic Rainbow Road track into the real world through bold geometry, playful design, and a dynamic use of color. Located on 1st Ave., the building offers a visual presence that stands out even within the creative landscape of Roosevelt Row.

“Rainbow Road is a reminder that cities don’t have to be neutral. They can be playful, imaginative, and alive,” Creative Director Zac Cohen said. “We merged color, movement, and geometry into a living urban experience…a building that doesn’t just exist, but invites people to pause, reflect, and feel something.”

The building’s twelve-sided footprint creates a shifting silhouette as viewers move around it, while its black exterior is animated by window insets painted in the exact color sequence of Rainbow Road: red, yellow, green, cyan, and blue. This bold façade conveys a sense of movement and rhythm.

A rainbow-hued ceiling installation by Porter Barn Wood transforms the lobby, complemented by a walkway art installation by Räkkhaus, installed by Creative Paving. The ground floor houses retail space, a restaurant concept, and a fitness studio, while the exterior is framed by custom-designed bike racks and benches shaped after the Rainbow Road track, fabricated by artisan Spectacle Works.

Beyond its visual appeal, Rainbow Road delivers 36 luxury apartments, each with a distinct layout – no two units share the same configuration. Every floor is defined by a unique color tone inspired by Mario Kart, creating a vertical gradient of immersive environments that reinforce the building’s playful concept.
