Avala Luxury Homes Breaks Ground in Scottsdale

A new chapter in Scottsdale living is officially underway. Avala, a luxury rental home community from MODUS Companies, has broken ground, introducing a new take on renting that prioritizes design, technology, and sustainability without sacrificing the comforts of homeownership.

Set near the northwest corner of 64th and Oak Street, minutes from Old Town Scottsdale, Avala offers a unique balance of convenience and calm. The 94-residence community is notable for its modern aesthetic and environmental innovation, earning the Net Zero Energy Ready designation.

Residents can expect significantly lower energy costs (up to 50-70 percent lower than in traditional homes) thanks to forward-thinking construction and efficiency standards.

Avala features a mix of fully detached and shared-wall homes, each designed as a single-level residence with one- and two-bedroom layouts. Inside, the homes emphasize space and livability, with 10-foot ceilings, open-concept floor plans, kitchen islands, and private backyards, ranging from 15 to 22 feet deep. Smart home technology is integrated throughout, creating an intuitive living experience tailored to modern lifestyles.

“Avala represents a fundamental shift in how people think about renting,” said Ed Gorman, President of MODUS Companies. “We’re creating homes that offer the design, privacy, and livability people typically associate with ownership, paired with high-quality amenities and intuitive technologies that support how people actually live and work. It’s about giving residents the flexibility of renting without sacrificing quality.”

Beyond the homes, Avala is designed as a lifestyle destination. A central amenity area will feature a state-of-the-art fitness center, pilates studio, resort-style pool and spa, private workspaces, and a second-story lounge with views of Camelback Mountain and Papago Buttes.

Adding even more character to the project is the restoration of a building originally designed by Frank Lloyd Wright. Reimagined as “HQ,” the space will serve as a creative and professional spot for residents, complete with shared offices, private workspaces, conference rooms, podcast studios, and Zoom rooms.

The adaptive reuse preserves the building’s architectural integrity while introducing a modern, tech-forward interior. With construction now underway, Avala is expected to be completed in Fall 2027, with leasing anticipated to begin in Spring. Learn more at avalascottsdale.com.
