As home purchases continue to slow down in many housing markets across the nation, Arizona is among the U.S. states with the highest numbers of recent real estate sales, according to a study by RubyHome.
To understand the 2023 housing market in each state, RubyHome, luxury real estate experts in Sherman Oaks, Calif., recently analyzed data from Zillow’s Home Value Index Tool alongside population data from World Population Review.
The real estate group then used Zillow to search recently sold house and apartment listings over the last 30 days in each state and found the top 10 states in the U.S. that have sold the most homes per 100,000 people.
At No. 2 on the list, Arizona had the second highest real estate sales in the U.S. with 76.82 homes sold per 100,000 residents. Arizona has a population of 7,379,346 and sold a total of 5,669 homes at an average price of $419,675, which is above the national average of $357,319 across the U.S.
South Carolina saw the highest sales in the nation, topping Arizona slightly with 77.30 homes sold per 100,000 people over the last month. South Carolina sold a total of 4,071 homes and apartments at an average price of $301,659 and has a population of 5,266,343.
With a population of 10,710,558, North Carolina saw over 8,000 sales in total at an average price of $329,634. The state ranks No. 3 on the list with 75.74 homes sold per 100,000 residents.
Coming in at No. 4, Florida had one of the highest numbers of properties sold with a total of 16,454 sales at an average price of $404,939. However, the state’s large population of 22,359,251 translates to only 73.59 homes sold for every 100,000 people.
Tennessee is fifth on the list with a total of 5,135 homes sold at an average price of $311,333 over the last 30 days. Tennessee has a population of 7,080,262, measuring out to 72.53 sales per 100,000 people.
