REALM, in a strategic partnership with Pennant Development, has acquired Skyline Ranch Marketplace, a 31-acre retail development site located in San Tan Valley. The development will transform the site into a 165,500-square-foot shopping center aimed at meeting the rising demand in the Southeast Valley.
The project is anchored by a new WinCo Foods, set to open in 2025. It joins a strong lineup of existing tenants, including The Home Depot, Panda Express, and Freddy’s Frozen Custard & Steakburgers. Leases have already been signed with national brands such as Ulta Beauty, Marshalls, HomeGoods, PetSmart, and Five Below. Junior anchor tenants will open in phases, with full project completion expected by 2027.
“REALM is so excited to be partnering with Pennant Development on this important retail project,” Founder and CEO Travis King said. “We are confident in the sustained growth of Phoenix and San Tan Valley and look forward to deepening our presence in this high-growth market.”
Pennant Development specializes in the development and investment of shopping centers across the Southwest. The firm currently has multiple retail properties under development in Arizona and Nevada.
REALM, meanwhile, is an exclusive investment collective of over 100 ultra-high-net-worth individuals, family offices, and foundations focused on direct real estate investment. The invite-only platform leverages its members’ capital, experience, and networks to source and execute real estate deals offering superior risk-adjusted returns.
Travis King, an expert in real estate investing and portfolio strategy, leads REALM with a focus on uncovering value in overlooked markets. Under his leadership, the collective has become a go-to partner for family offices seeking control, yield, and long-term real estate exposure.
Skyline Ranch Marketplace is ideally positioned to capitalize on strong consumer spending patterns. Located across from a top-performing Walmart in the Phoenix metro area and surrounded by high-traffic corridors and expanding neighborhoods, the center is poised to become a key retail destination in the region.
