Peoria’s rapid growth shows no signs of slowing as two major homebuilders prepare to develop the final parcel within the master-planned Aloravita community. Tri Pointe Homes and Pulte Homes recently announced the acquisition of 274 gross acres in northwest Peoria through a 50/50 joint venture.
The purchase follows a successful Arizona State Land Department auction and represents the final undeveloped section of the Aloravita planned community. The land was acquired for $63 million.
Situated along Westwing Parkway north of Happy Valley Road, the site is expected to deliver approximately 568 homesites, creating a significant expansion of housing opportunities in the Valley. Current plans call for 275 homesites to be developed by Tri Pointe Homes and 293 by Pulte Homes.

Development is expected to begin with site grading in summer 2026. Model home construction is expected to begin in the fourth quarter of 2027, with additional sales and pricing information to be released as planning progresses. The property sits near Sunrise Mountain Preserve and Rock Springs Wash, offering residents direct access to scenic desert landscapes.

Many of the planned homesites are expected to border open space, natural washes, and trail systems. Plans also include a variety of amenities designed to enhance community life. Proposed features include parks, ramadas, playgrounds, pickleball courts, fire pits, and riparian habitat areas.

Both builders are currently refining home designs for the community. Tri Pointe Homes plans to offer a range of floor plans spanning approximately 2,083 to 4,454 square feet, while Pulte Homes is expected to introduce 10 one- and two-story designs ranging from about 1,600 to more than 3,000 square feet.
Future residents will benefit from convenient access to major transportation corridors, including Loop 101 and Interstate 17. The site is adjacent to The Trailhead and 83 Marketplace commercial developments, placing shopping, dining and entertainment options within easy reach.
Recreational destinations such as Lake Pleasant, area golf courses and extensive hiking trails are also nearby.
