Scottsdale Fashion Square Unveils Palm Court Enhancement Project

Fashion Square is preparing to launch a significant enhancement to its central gathering area, the Palm Court. The project, which will begin in January 2026, is part of Macerich’s long-standing strategy of reinvesting in its flagship properties to maintain their status as irreplaceable shopping destinations.

Palm Court serves as a space for fashion shows, community events, and casual dining, and the planned renovations aim to further enrich that experience for shoppers and retailers.

Palm Court will undergo a redesign that blends contemporary sophistication with the center’s signature luxury feel. This includes a brighter, more open environment thanks to raised ceilings, improved sightlines, and enhanced storefront visibility. The changes are designed to create a seamless and modern entry experience while maintaining the elegance shoppers have come to expect.

Upgrades will also feature landscaping, refined finishes, and new seating areas that invite visitors to relax and gather. Updated flooring and lighting will enhance the overall ambiance, while expanded restrooms and improved dining zones will provide greater comfort and convenience. A standout feature will be the installation of a dynamic, three-sided digital display that will act as a bold visual centerpiece.

The enhancement will also expand culinary offerings. Edo Japanese Grill will join the center’s existing lineup of Mexican, Chinese, and American eateries. Known for its variety of Japanese-inspired dishes—including teppanyaki, teriyaki and poke bowls, bento boxes, sushi rolls, and boba—Edo will offer shoppers a fresh and diverse dining option.

“Scottsdale Fashion Square is a consistent leader in our portfolio and we’re committed to continuing to raise the bar for shoppers and retailers,” said Kim Choukalas, Senior Vice President, Leasing for Macerich. “We recognize that an important part of the experience is having a comfortable place to congregate, engage with community programming and pause for a refreshing break. This project fully addresses all of those needs while further elevating the ambiance within the Valley’s favorite shopping center.”

Construction is scheduled to begin shortly after the 2025 holiday season and is expected to be completed ahead of the 2026 holidays. During the renovation, restaurants and retail stores will remain open, and the center anticipates minimal disruption to the shopper experience.

This latest investment follows two major luxury renovation efforts at Scottsdale Fashion Square which saw the opening of Élephante and Catch, along with Society Swan (opening in October), Teleferic Barcelona (opening this winter), and Din Tai Fung (set to open in 2026).
