Optima McDowell Mountain Reaches Major Leasing Milestone

Luxury residential communities continue to evolve beyond traditional amenities, and Optima McDowell Mountain’s latest milestone highlights just how much today’s residents value wellness-focused living.

The North Scottsdale development recently announced that its first completed residential tower, Tower 7220, has officially surpassed 50 percent leased, signaling strong demand for a lifestyle centered on health, community and thoughtfully designed spaces.

Tower 7220 is the first of six planned residential towers at Optima McDowell Mountain, a landmark mixed-use development that includes 210 residences and has experienced steady leasing momentum as renters seek communities that offer more than just a place to live.

The community features approximately 1.5 acres of amenities, highlighted by a rooftop Sky Deck with a heated Olympic-length swimming pool, spa, cold plunge, yoga studios, outdoor kitchens, fire pits, TV lounges and a running track that circles the perimeter of the roof. Residents also enjoy sweeping mountain views that create a connection to the surrounding desert landscape.

On the ground level, the wellness offerings continue with a state-of-the-art fitness center, indoor and outdoor pickleball courts, an indoor basketball court, golf simulator, movie theater, children’s play areas, a party room equipped with a chef’s kitchen – even a pet spa.

“Optima McDowell Mountain’s design, layout, and sense of community represent what we’ve learned from 25 years of experience in Arizona’s real estate market. With 7220 over 50 percent leased and 7230 scheduled for move-ins next year, it’s rewarding to see residents already enjoying the community. We look forward to building on this momentum as the project continues,” Principal Architect David Hovey Jr., AIA, said.

The success of Tower 7220 marks an important step for the larger vision behind Optima McDowell Mountain, a $1 billion mixed-use neighborhood spanning 22 acres in North Scottsdale. Once complete, the development will include 1,330 residences spread across six architecturally distinctive eight-story buildings, offering a mix of rental apartments and for-sale condominiums.

The community embraces Optima’s signature biophilic design philosophy, blending architecture with nature to create an environment that promotes wellness and sustainability. Approximately 75 percent of the property is dedicated to open space, helping create a lush desert oasis in the heart of the city.

Future residents will be able to choose from one-, two- and three-bedroom residences, with pricing beginning around $700,000 for one-bedroom homes, $1 million for two-bedroom residences and $1.5 million for three-bedroom homes. By combining luxury, sustainability and a wellness-first approach, the project is helping define a new vision for elevated desert living in the Valley. Learn more: optimamcdowellmountain.com.
