Homebuyers can now get their first glimpse of Saddleback, the ambitious new master-planned community taking shape in north Peoria. The 5,300-acre development recently unveiled its first collection of model homes, marking a major milestone as the community prepares to welcome its first residents later this summer.
Developed by Austin-based Castle Hill Partners, Saddleback is envisioned as more than another housing development. Planned as a $1 billion community, it aims to combine modern living with Arizona’s natural beauty through thoughtfully designed neighborhoods, open space, and an emphasis on outdoor recreation.
The first homes are located in Saltbrush, Saddleback’s inaugural village, where builders Taylor Morrison and Lennar are introducing a variety of floor plans designed to appeal to everyone from first-time buyers to growing and multigenerational families.

The community is planned around more than 60 miles of trails that weave through the surrounding Sonoran Desert, including the signature 13-mile Saddleback Trail connecting the area’s scenic peaks. The trail network is encourages hiking, biking, walking, and opportunities to experience the landscape that makes this part of Arizona unique.
Taylor Morrison is the first builder to open model homes, debuting six furnished models across three collections that offer a range of home sizes and price points. The Discovery collection features homes from approximately 1,575 to 2,507 square feet, while Encore offers larger floor plans with flexible spaces, lofts, and options for multigenerational living.

The Passage collection includes the community’s largest homes, with spacious layouts, multiple-car garages, and seamless indoor-outdoor living spaces. Together, the three collections offer dozens of floor plan and elevation combinations, allowing buyers to choose homes that best fit their lifestyles.

Lennar is also preparing to open its model complex in August. The builder plans to offer 14 floor plans ranging from approximately 1,830 to 3,253 square feet, including several homes featuring its popular Next Gen® suite. Designed for multigenerational households, the private suite provides separate living space while remaining connected to the main home, a feature that has become increasingly popular with today’s buyers.

When complete, Saddleback will include approximately 6,500 single-family homes alongside multifamily residences, resort-style amenities, a future resort, and up to 2 million square feet of commercial space.
