With the luxury real estate market showing no signs of slowing down, Arizona Foothills chatted with Phoenix REALTORS® Board President Sammy Glassman to get an inside look at the most sought-after neighborhoods in the Scottsdale area defining high-end desert living in 2026.

From the enduring enclaves of Silverleaf, Desert Mountain and Paradise Valley to up-and-coming pockets like Cactus Corridor and Kierland, Sammy breaks down why Arizonans and out-of-staters are increasingly seeking the region’s elevated lifestyle.

AZF: What makes neighborhoods like Silverleaf, Desert Mountain and Paradise Valley continue to stand out in the local luxury real estate market year after year? 

SG: These luxury communities remain in demand because they offer a combination of exclusivity, lifestyle benefits and long-term value that can be difficult to replicate. Even as the broader market shows mixed signals, higher-end buyers are still prioritizing the privacy, security, amenities and architectural quality these areas have long been known to deliver.

According to the latest Phoenix REALTORS® Fast Stats, overall inventory growth has started tightening again across the Valley while prices have remained relatively stable year-over-year. In the luxury space, that scarcity becomes even more pronounced because there are only so many premier golf properties, view lots and custom estates available. Within these communities, buyers think beyond simply purchasing a home. They’re investing in a certain way of life, and a reputation that’s consistently held strong through multiple market cycles.

AZF: What trends are you seeing among luxury buyers in 2026, and how are those preferences shaping demand across the Scottsdale area? 

SG: Luxury buyers in 2026 are generally more strategic and lifestyle-focused than they were during the rapid appreciation years. While recent market data shows that closed sales in Greater Phoenix are still outperforming national trends, pending sales have slowed significantly — which tells us buyers are now taking more time to evaluate quality, pricing and overall value. Today’s sophisticated buyer is also highly payment-conscious, even at higher price points. Many are negotiating concessions or incentives to offset carrying costs, which aligns with trends unfolding across the whole Valley.

Additionally, we’re seeing strong demand for turnkey homes with modern finishes, wellness amenities, home gyms, resort-style outdoor living and flexible spaces for remote work or multigenerational living. Buyers still want luxury housing, but they’re also expecting a more complete lifestyle package.

AZF: Areas like the Cactus Corridor and Kierland have recently gained more attention. What’s driving interest in these emerging luxury pockets? 

SG: Buyers are broadening their definition of luxury, and that is helping areas like the Cactus Corridor and Kierland gain momentum. These neighborhoods offer more connections and convenience with easy access to shopping, dining, entertainment, wellness and business centers, while still providing upscale housing options on par with many of the more established enclaves.

Kierland appeals strongly to executives, second-home buyers and affluent professionals who want walkability and lock-and-leave simplicity. Meanwhile, the Cactus Corridor attracts buyers looking for larger lots, custom homes and a more premium residential feel with excellent central access. As inventory remains relatively constrained and buyers become more selective, these areas are benefiting because they offer strong lifestyle value at multiple luxury price points.

AZF: How important are lifestyle amenities such as dining, golf, shopping and wellness offerings when today’s buyers choose where to live? 

SG: They are incredibly important, potentially more than ever before. Scottsdale luxury buyers today are purchasing an experience as much as they are a property.

Communities near golf, fine dining, top-tier resorts, wellness amenities and outdoor recreation consistently generate stronger demand because buyers want convenience and quality of life integrated into their everyday routines. Scottsdale continues to perform well because it uniquely combines elevated housing with abundant recreation, hospitality, wellness and, of course, stunning mountain views.

From private country clubs and renowned fine dining to world-class hiking trails and spa experiences, these amenities create emotional value that extends beyond the home itself.

AZF: For someone considering a move into the area’s luxury market, what should they know about the differences between these top neighborhoods and the lifestyle each one offers? 

SG: Each luxury neighborhood in the region offers a very different experience, which is why finding the right lifestyle fit is equally important to understanding price points. 

Paradise Valley is known for ultra-exclusive estate living, expansive lots and custom architecture. Silverleaf appeals to buyers seeking a prestigious, guard-gated and highly social golf community. Desert Mountain is centered around golf, outdoor recreation and a true resort-like atmosphere. Meanwhile, Kierland and parts of Central Scottsdale attract buyers who want upscale living within a more connected, walkable environment near popular restaurants, retail and entertainment.

The real key for today’s buyers is understanding that the market has normalized compared to the sellers’ frenzy that marked the early 2020s. Phoenix REALTORS® Fast Stats suggest that homes are sitting longer overall, which gives buyers more room to carefully evaluate communities, discover what each area has to offer and make a decision based on preference and alignment rather than urgency.
