It’s no secret that the Arizona real estate market is hot, hot, hot.

Looking at the recent cost per square footage is one way to determine which cities are either the least or most affordable to live in.

The Cromford Report, which documents the Greater Phoenix residential resale market, discovered that the following cities in the Phoenix Metro area are the most and least expensive in the Valley, based on data last updated November 14, 2021.

    – $554.50 annual average cost per square foot
    – 21.3% change from last year
  2. Scottsdale
    – $377.54 annual average cost per square foot
    – 26.9% change from last year
  3. Carefree
    – $340.86 annual average cost per square foot
    – 19.9% change from last year
  4. Rio Verde
    – $303.30 annual average cost per square foot
    – 25.9% change from last year
  5. Fountain Hills
    – $298.76 annual average cost per square foot
    – 23.3% change from last year

Least Expensive Cities by Square Footage

  1. Sun City
    – $198.91annual average cost per square foot
    – 19.8% change from last year
  2. Tonopah
    – $184.57
    – 33.6% change from last year
  3. Avondale
    – $183.02
    – 29.6% change from last year
