Real estate veteran Jay Rollins, former founder of JCR Capital, has launched a new private equity venture, Canopy Real Estate Partners, and completed its first Arizona acquisition: the $8.8 million purchase of ParkView Townhomes in Surprise.
The newly built 27-unit property features spacious, two-story townhomes with three bedrooms, two-car garages, and community amenities, including a pool and pet area. Located near the Surprise Civic Center and Texas Rangers Spring Training Campus, the property is poised to attract strong leasing interest. Rents are expected to start around $2,100 per month.
The deal was made in partnership with Scottsdale-based TBBG Investments, which sourced the property, handled negotiations, and will manage it after the acquisition. The townhomes were purchased out of a construction loan and have not yet been leased.
This marks Canopy’s fourth deal and first in Arizona, part of an $80 million fund targeting middle-market real estate opportunities under $50 million. The firm supports emerging sponsors with joint venture capital, general partner capital, and strategic guidance.
Rollins brings over 30 years of experience, including more than 600 transactions and a successful exit from JCR Capital. His approach with Canopy emphasizes long-term partnerships with local talent to capitalize on shifting real estate market dynamics.
