<\/p>\nAs the market gets into full-on recovery mode, it\u2019s encouraging to see real estate developments surpassing sales expectations.<\/p>\n
Gozzer Ranch Golf & Lake Club, the award-winning private club and community in Coeur d\u2019Alene, Idaho, posted strong sales, closing roughly $65 million in real estate for the year, and the sales team has reported increasingly positive signs as 2009 draws to a close.<\/p>\n

One of the keys to Gozzer\u2019s success is the strong demand the community is experiencing for its custom-built residences, cabins and cottages. Six of these new luxury homes broke ground this fall, and only one cabin lot remains available as of press time. The opening of the Lakeshore Lodge in July also sparked considerable interest, allowing families to enjoy private waterfront living at its finest. Of the 28 Lakeshore Lodge homes made available, 15 of them have closed or are under contract with buyers. Finally, average sales price of the developer lots that have closed (or that are under contract) is $640,000. Resale lots are averaging a sales price of $820,000.<\/p>\n
