Gozzer Ranch Property Sales Promising

As the market gets into full-on recovery mode, it’s encouraging to see real estate developments surpassing sales expectations.

Gozzer Ranch Golf & Lake Club, the award-winning private club and community in Coeur d’Alene, Idaho, posted strong sales, closing roughly $65 million in real estate for the year, and the sales team has reported increasingly positive signs as 2009 draws to a close.

“The level of activity is extremely encouraging, and I think it speaks volumes about the quality of Gozzer’s reputation and the value being associated with the community,” said Mike Meldman, Chairman and CEO of Gozzer Ranch developer Discovery Land Company. “I am greatly encouraged that we have exceeded our sales figures over last year. Property values have held firm, or in many cases have increased, and we have seen considerable growth in traffic, attracting highly qualified individuals who are serious about the possibility of purchasing.”

One of the keys to Gozzer’s success is the strong demand the community is experiencing for its custom-built residences, cabins and cottages. Six of these new luxury homes broke ground this fall, and only one cabin lot remains available as of press time. The opening of the Lakeshore Lodge in July also sparked considerable interest, allowing families to enjoy private waterfront living at its finest. Of the 28 Lakeshore Lodge homes made available, 15 of them have closed or are under contract with buyers. Finally, average sales price of the developer lots that have closed (or that are under contract) is $640,000. Resale lots are averaging a sales price of $820,000.

Spread across a picturesque 665-acre alpine meadow overlooking the Lake Coeur d’Alene, Gozzer Ranch Golf & Lake Club is surrounded by the grandeur of northern Idaho. It offers a spectacular Tom Fazio-designed golf course, named the Best New Private Golf Course of 2009 by Golf Digest; a private Lake Club with lakeside dining, picnic areas, lounges and locker facilities and a variety of watercraft, paddling equipment and recreational activities for members’ use; two full-service Marinas; and a wonderfully relaxed ambiance that recalls the simple tranquility of small-town Americana. In addition, the community’s Homestead neighborhood occupies the former site of the historic Gozzer farm. Discovery preserved the barn, fields and out buildings and converted them into a unique recreational amenity for the members to enjoy. The barn features a movie room, pottery studio and game room. Outside are stone barbecue pavilions, tennis courts, ball fields, an event lawn, a lovely natural pond and a beautiful 200-tree cherry orchard. Plus, The Homestead is within easy walking distance of the golf facilities and clubhouse.

Gozzer Ranch’s intimate close-knit neighborhoods feature just 266 estate-sized custom home sites ranging in size from around an acre. These home sites are nestled amidst stands of lodge pole pine and aspen trees and skirt natural mountain ponds with lovely views of the golf course, the lake, the mountains, or the woods. In addition, Gozzer Ranch offers 34 mountain cabins, ranging in size from 2,800 to 4,400 square feet, as well as 28 homestead cottages and 28 lakeshore lodge waterfront homes. These all have been crafted by local artisans using the finest native materials and finishes, as well as designer series fixtures and appliances.
